Our Proposals

Land east of Canvey Road is 16.7ha in size and known as ‘Dutch Village’. The site is currently made up of open field with an area of shrubland on the northern boundary. To the northwest, the site borders on Canvey Road, and to the southwest the site borders a residential area. To the south and southeast there are further residential areas of Canvey, with Cornelius Vermuyden School to the east and Northwick Park Primary School to the south. The site is well located with local amenities within short walking distance.

Earlier in the year, we consulted the community on our emerging masterplan.  This consultation has informed our detailed proposals, which  include:

  • Delivery of around 300 high-quality new homes
  • Delivery of 40% affordable housing, helping new homeowners stay local
  • Vehicle access via new roundabout on A130
  • Improved passenger waiting facilities at Canvey Road bus stops
  • Sustainable Drainage systems and flood risk mitigation measures, including swales and attenuation basins
  • Public play areas and open space delivered at south and centre of the development
  • Biodiversity net gain, via the introduction of native species through hard-landscaping and green corridors
